  6. What is acceptable “proof of income” to sign a lease?
    Recent Paycheck stubs, W2, current offer letter, bank statements
  7. What happens if I qualify for an apartment, but my roommate does not?
    The application is denied, may accept additional deposit/risk fee or a guarantor
  8. Is my security deposit totally refundable?
  9. If I get a job transfer, can I break the lease?
    Yes, provided proper 60 day notice is provided and termination and concession repayments (if applicable) have been made
  10. Can I change to a month-to-month lease plan after my first year? yes
  11. What utilities are included in my lease?
    All utilities are the residents responsibility
  12. How long is the term of the lease?
    12-15 months
  13. Do you accept leases for short terms?
    Based on availability
  14. Am I required to have renters’ insurance?
    Yes, required to carry a minimum of $100,000 of liability insurance.

    Report maintenance needs in writing on our resident portal or by contacting the office

    Rent is due on or before the 1st of each month.

  22. There is a person who might be staying with me for a while, is that permitted?
    Yes provided you have received written permission from management

    Yes we have reserved carport spaces available.
  24. I have a motorcycle, where can I park it?
    An open parking space
  25. My children live with me in the summer; do I need to notify your office when they arrive?
  26. Can I install my satellite dish at my apartment?
    Yes, must be on a tripod or in a concrete bucket. It is NOT permitted to be affixed to the building or railing
  27. Do you have cable services?
    Yes, Comcast Xfinity is available

    NO, however, we have multiple grills throughout the community
  32. Is there any additional storage space available at your property?
  33. Are residents permitted to paint their apartment?
    Yes but it must be returned to its original state at move out
  34. Will you accept my delivery packages for me?
    No, we have Parcel pending available to retrieve packages 24 hours a day , 7 days a week
  35. Do you have a list of Preferred Employers?
    Yes, Katy ISD, Academy, Schlumberger, Igloo, Memorial Herman, Texas Children’s Hospital, Methodist Hospital, MD Anderson, all law enforcement personal, fire departments, active military members, and government personnel
